Podle dat Ministerstva pro m\u00edstn\u00ed rozvoj dnes tvo\u0159\u00ed v\u00fddaje na bydlen\u00ed a\u017e 26 % p\u0159\u00edjm\u016f pr\u016fm\u011brn\u00e9 dom\u00e1cnosti. U jednotlivce se m\u016f\u017ee bl\u00ed\u017eit i polovin\u011b \u010dist\u00e9 mzdy. Mlad\u00ed do 35 let, na za\u010d\u00e1tku kari\u00e9ry, \u010del\u00ed rostouc\u00edm cen\u00e1m nemovitost\u00ed. M\u011bsta reaguj\u00ed programy na v\u00fdstavbu, dotace a n\u00e1jmy, aby podpo\u0159ily osamostatn\u011bn\u00ed a zakl\u00e1d\u00e1n\u00ed rodin. St\u00e1t p\u0159es St\u00e1tn\u00ed fond podpory investic se zam\u011b\u0159uje na podporu n\u00e1jemn\u00edho bydlen\u00ed. Existoval projekt \u201eVlastn\u00ed bydlen\u00ed&#8220;, kter\u00fd je ji\u017e vy\u010derp\u00e1n. Prioritou byla v\u00fdstavba 10 000 n\u00e1jemn\u00edch byt\u016f ro\u010dn\u011b za 5\u201310 mld. K\u010d z N\u00e1rodn\u00edho pl\u00e1nu obnovy. C\u00edlil na mlad\u00e9 do 35 let, rodiny a kl\u00ed\u010dov\u00e9 profese. Prioritu m\u011bli mlad\u00ed bez nemovitosti, aby se zabr\u00e1nilo spekulac\u00edm. Dal\u0161\u00ed podporou je p\u0159\u00edsp\u011bvek na bydlen\u00ed a hypot\u00e9ky pro mlad\u00e9 do 36 let, s ni\u017e\u0161\u00edmi sazbami v bank\u00e1ch. Nov\u011b jsou zmi\u0148ov\u00e1ny bez\u00faro\u010dn\u00e9 p\u016fj\u010dky do roku 2027, ale to asi jen zdra\u017e\u00ed trh.<\/p>\n\n\n\n<p>M\u011bsta dopl\u0148uj\u00ed st\u00e1t lok\u00e1ln\u00edmi programy, zam\u011b\u0159en\u00fdmi na startovac\u00ed byty a dru\u017estva. Prost\u011bjov se zapojuje do st\u00e1tn\u00edch program\u016f v\u00fdstavbou startovac\u00edch byt\u016f pro mlad\u00e9 do 30 let. <\/p>\n\n\n\n<p><strong>V ti\u0161t\u011bn\u00e9 verzi naleznete n\u00e1sleduj\u00edc\u00ed text: <\/strong>&#8222;P\u0159\u00edkladem je projekt &#8222;Bytov\u00e9 domy Na Luk\u00e1ch&#8220; (na okraji m\u011bsta, 4 \u010dty\u0159podla\u017en\u00ed domy s v\u00fdtahem a parkem) kombinuje bydlen\u00ed pro mlad\u00e9 a seniory nad 65 let. S podporou SFPI nab\u00edz\u00ed v\u00fdhodn\u00e9 n\u00e1jmy: 1+kk od 4 940\u20135 600 K\u010d\/m\u011bs\u00edc, 2+kk od 7 500\u20139 850 K\u010d\/m\u011bs\u00edc. Pro mlad\u00e9 jsou to startovac\u00ed byty na dobu ur\u010ditou (podle Na\u0159\u00edzen\u00ed vl\u00e1dy).&#8220; <strong>Bohu\u017eel, jak jsem n\u00e1sledn\u011b zjistil d\u00edky va\u0161\u00edm reakc\u00edm, tato v\u00fd\u0161e n\u00e1jmu d\u00e1vno neplat\u00ed. Aktu\u00e1ln\u011b je za 1+KK n\u00e1jem s energiemi a slu\u017ebami asi 10 tis\u00edc. Co\u017e je pro osamn\u011bl\u00e9ho seniora hodn\u011b.<\/strong><\/p>\n\n\n\n<p>Prost\u011bjov bohu\u017eel nem\u00e1 vlastn\u00ed dru\u017estevn\u00ed program, ale vyu\u017e\u00edv\u00e1 st\u00e1tn\u00ed dotace na soci\u00e1ln\u00ed bydlen\u00ed. V bytov\u00e9m fondu m\u011bsta je asi 1500 byt\u016f, kter\u00fd zahrnuje jak \u201enorm\u00e1ln\u00ed\u201c n\u00e1jmy, tak i ty soci\u00e1ln\u00ed. Co je probl\u00e9mem, \u017ee i kdyby m\u011bsto m\u011blo byt\u016f dvojn\u00e1sobek, nebude to sta\u010dit, proto\u017ee n\u00e1jemn\u00e9 v m\u011bstsk\u00fdch bytech d\u011bl\u00e1 asi polovinu komer\u010dn\u00edho n\u00e1jmu, p\u0159i podobn\u00fdch parametrech. Nap\u0159\u00edklad n\u00e1jem ve 2+kk, do 60m2, je asi 12 a\u017e 14 tis\u00edc Proto ka\u017ed\u00fd, kdo nem\u00e1 vlastn\u00ed nemovitost, vid\u00ed v m\u011bstsk\u00e9m byt\u011b z\u00e1chranu p\u0159ed chudobou. Z\u00edsk\u00e1n\u00ed m\u011bstsk\u00e9ho bytu je v o\u010d\u00edch ob\u010dan\u016f takov\u00e1 v\u00fdhra v loterii.<\/p>\n\n\n\n<p>V sou\u010dasn\u00e9 dob\u011b ale \u017e\u00e1dn\u00e9 m\u011bstsk\u00e9 byty voln\u00e9 nejsou, proto\u017ee je obsadili vyst\u011bhovan\u00ed n\u00e1jemn\u00edci z \u201eparlamentu\u201c. Bytov\u00e9ho pavla\u010dov\u00e9ho domu na \u0160\u00e1rce, kde prob\u00edh\u00e1 rekonstrukce. Ot\u00e1zkou je, kdo tyto nov\u00e9 byty pak dostane p\u0159id\u011blen\u00e9? Podle \u00fa\u010delu dotace by se m\u011blo jednat z v\u011bt\u0161\u00ed \u010d\u00e1sti o vybran\u00e9 profese. Co pak s t\u011bmi vyst\u011bhovan\u00fdmi? Kam s nimi?<\/p>\n\n\n\n<p>Jak z tohoto za\u010darovan\u00e9ho kruhu ven? M\u011bstsk\u00e1 v\u00fdstavba, nebo komer\u010dn\u00ed? Je\u0161t\u011b p\u00e1r \u010d\u00edsel. V\u00fdstavba m\u011bstsk\u00e9ho bytu stoj\u00ed asi 60 tis\u00edc na metr \u010dtvere\u010dn\u00fd, v developersk\u00fdch projektech a\u017e 80 tis\u00edc. U 2+kk do 60m2 to tedy \u010din\u00ed 3,6 milionu, respektive 4,8 milionu korun. K tomu p\u0159ipo\u010dt\u011bme p\u0159es 2 tis\u00edce korun za metr za pozemek. Uv\u00e1d\u00ed se, \u017ee asi 30% obyvatel nen\u00ed schopn\u00e9 z v\u00fdplaty nic u\u0161et\u0159it a nikdy ve sv\u00e9m bydlet nebudou.<\/p>\n\n\n\n<p>Jak zajistit bydlen\u00ed u n\u00edzkop\u0159\u00edjmov\u00fdch rodin a startovac\u00ed byty v budoucnosti? Na mo\u017en\u00e9 \u0159e\u0161en\u00ed jsem se pod\u00edval do zahrani\u010d\u00ed. Jednou z forem, jak sn\u00ed\u017eit cenu za novou v\u00fdstavbu, je kontejnerov\u00e9 bydlen\u00ed. Podle pot\u0159eby se bytov\u00e1 jednotka poskl\u00e1d\u00e1 ze dvou a\u017e \u010dty\u0159 kontejner\u016f. I kdy\u017e u n\u00e1s tyto mus\u00ed b\u00fdt dob\u0159e zateplen\u00e9, celkov\u00e1 cena oproti v\u00fdstavb\u011b m\u016f\u017ee b\u00fdt polovi\u010dn\u00ed. Pak sta\u010d\u00ed jen zajistit pozemek. Mimochodem, t\u00edmto zp\u016fsobem se stav\u00ed vysoko\u0161kolsk\u00e9 koleje t\u0159eba v nizozemsk\u00e9m Wenckehofu.
